The south shore of Bear Lake, near Garden City, Utah is a verdant valley surrounded by hills and valleys that are dotted with the homes of locals, vacation retreats and lodges. It is also infested by mosquitoes. Every time I am up there I am nearly eaten alive while I work. It is the sort of place perfectly suited to bats. Thousands of the animals make their home there and I regularly get calls from Bear Lake for bat removal.

An owner of one of the most beautiful homes was in Bear Lake for a summer weekend and noticed bats coming and going from his lodge. He called for bat removal right away.

We arrived on site and were struck by the complexity of the job—the lodge was a huge log building. The roof was a specially designed active air roof that breathes and moves with the structure. Somehow we had to block out the pest animals and preserve the architectural integrity of the building.

It took several days of painstaking work sealing and installing special ventilation fabrics to seal the roof and still allow it to function correctly. We chinked the logs, blocking the gaps the animals were using to access the interior of the home. It was a real challenge to maintain the beauty and integrity of the structure when the architect had failed to consider that animals would like it just as much as the people.

We vented out the animals and helped with clean up, packed up and went home. A year later we got a call from him again. They were back, flitting and flying around the inside of the home and freaking people out.

I was very surprised, but our bat removal work is guaranteed, so we returned to the site at no charge. We went over the structure again very carefully, but could find no significant access points. How were they getting in? After asking a few questions and looking carefully it became obvious. People had been sweeping up moth wings and wondering why they were on the floor. The previous week a church group had used the lodge. In the evening they left the doors and windows open. The lights in the lodge attracted the insects, specifically moths this time, and the animals followed the insects. Moths are a special treat and they eat them like candy, the wings dropping away like discarded wrappers.

We were glad to have solved the mystery and reminded our customer that we do detailed and guaranteed work, but it is important that the customer does their part, too. Bat Colony Not Disclosed in Sale of Cabin near Garden City, Utah

A couple who recently purchased a vacation cabin in Garden City, Utah near Bear Lake found something that they didn't bargain for.

"We didn't realize that the attic was infested with bats. I was so ticked off that the seller didn't even think that it was necessary to disclose this information! What a mess!" said Jeff Peterson, new owner of the problem cabin. "We bought this place to be a relaxing getaway for us, but it has been nothing but a headache."

The Petersons contacted the seller and told him about the problem. The seller, Robert Baker, said he was oblivious to the problems as he had not lived in the cabin for several months before it was sold.

"I had no idea," said Robert Baker, previous owner. "I had to put the cabin on the market as quickly as I could because I had to relocate for my job across the country in a matter of days. I've been living in Florida for the past four months."

To avoid any possible lawsuits, Baker told the Petersons he would pay for the bats to be removed from the attic. The Petersons hired a professional wild animal control technician whom they located on the Allstate Animal Control website.

"They came up quickly to the house and searched the attic," said Peterson. "The bats were in a small area of the cabin and the technicians were able to put some nasty stuff up the vents to get the bats out. Then they cleaned up the mess and sealed off all of the openings."

Peterson said that the technician told him that he sees this type of thing all of the time. It is common for sellers to think that they can sell a home that is infested with bats, but if they do not disclose the information it can come back to hurt them, he said.

"I am just glad that Baker was willing to work with us on the problem," Peterson said.
